What kind of services do you usually cover?

We cover various architectural services such as; planning applications, building control/regulation drawings, structural calculations, floor plan/lease plan, planning appeal or consulting, building renovation, interior design/drawing, loft conversion/garage conversion.

What is the ratio of the acceptance of getting the application approved by the councilors?

There is actually no specific ratio for that, as it depends on whether the planning application is feasible enough to accepted by councilors.

How long do you take to deliver the project?

Following from the initial site visit, a site survey and measurement will be conducted to gather all the existing dimensions and a photographic survey to chronicle the existing site. We prepare the initial drawings within 7-10 working days ensuring that there are options for the client to consider.

What are the chances of getting amendments from projects and do you take charge?

Do you charge for the site visit?

Yes we do, as per KPCL’s official policy.

What is the difference between permitted development and house holder application?

Permitted development derives from a general planning permission granted not by the local authority but by Parliament and the latter is used for proposals to alter or enlarge a single house, including works within the boundary and garden of a house.

What’s the difference between planning permission and building regulation?

Planning permission refers to the approval needed for construction or expansion in some jurisdictions whereas Building Regulationsare minimum standards for design, construction and alterations to virtually everybuilding.

What is party wall application and when do the clients need it?

This is an application is the document produced by the two party wall surveyor acting for the respective owners. Clients usually need it when attached property needs to be partitioned by a wall.

What happens during the planning phase?

Before undertaking a project, we assess the history and context of the site and its surrounding. We research about your local planning authority and corroborate what planning applications previous neighboring properties have proposed, whether it was accepted or refused we still look into it.

Will you submit the planning application for us?

Our consultants at KPCL Architecture submit most applications online using the planning portal. However, there are occasions (usually for larger developments) when it may be necessary to prepare a written application with bound drawings and documents.

What do Planning applications require?

All existing drawings of the property (floor plans, elevations, sections), all proposed drawings, a detailed design and access statement, heritage statement, flood risk assessment, arboricultural report etc. Site plan and block plan, application forms, notification letters, CIL questions and council fee.

What is the consultation stage of planning application?

The consultation stage is where various consultees and neighbors have the chance to comment on an application.
